Dubai developers Ellington Properties and Al Hamra have announced a new 60-storey commercial tower in Business Bay, named Berkeley Tower, with a project value of 2.8 billion dirhams (roughly $760 million). The skyscraper will house Grade A office space, robotic parking facilities and double-decker lifts running on a destination-control system designed to cut waiting times for tenants.

Five floors of the building will be dedicated to amenities, including business lounges, meeting rooms, wellness and fitness facilities, outdoor terraces, event spaces, a clubhouse and gaming areas. The tower is positioned with direct links to Downtown Dubai, the Dubai International Financial Centre and the emirate's main transport corridors.

Joseph Thomas, co-founder of Ellington Properties, described the launch as a statement of the company's ambition for its commercial portfolio, arguing that workplaces must evolve alongside the businesses and people they serve. Benoy J Kurien, chief executive of Al Hamra Group, said Dubai continues to strengthen its position as a global business hub, a trend he said is driving sustained demand for high-quality commercial developments.

The announcement comes as Business Bay solidifies its role as one of Dubai's busiest commercial and residential construction corridors, with developers competing to attract multinational corporate tenants to a growing cluster of office towers. No completion date for Berkeley Tower has yet been disclosed, and the companies have not detailed the construction timeline or specific leasing terms.
